HELP TO BUY SCHEME

BUY A NEW HOME WITH A 5% DEPOSIT

The Help to Buy scheme allows you to own 100% of your home and only pay 80% of the price upfront. You provide the 5% deposit and the government will lend you up to 20% as an equity loan. You can then apply for a mortgage from a participating mortgage lender based on the remaining 75% of the apartment price.

The equity loan is interest-free for five years and available to first-time buyers and people already on the property ladder.

A new-build home holds plenty of attractions, not least that the buyer is the first person to live in the property. However, the process of finding the right mortgage to purchase a new-build flat or house can be more complicated than if you are buying an older property, especially if you are buying off-plan or through the Government’s Help to Buy Scheme.

With a Help to Buy Equity Loan the Government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest. You won’t be charged loan fees on the 20% loan for the first five years of owning your home.

There will be a fee for mortgage advice. A fee of up to 1% of the loan amount is payable. A set fee of £399 is payable upon completion of the mortgage when you buy through the Help to Buy: Equity Loan Scheme.

RESERVATION PROCEDURES

  • In order to purchase your new home you will need to complete the following:
    • a reservation form;
    • ID check list (please note you will need two forms of ID, one with a photo);
    • property check list; and
    • pay a reservation fee of £500 for your apartment.
  • When you reserve your home you will need to have instructed your solicitor who will act on your behalf during the legal process from reservation to completion.
  • If you need a mortgage to purchase your home, you will need to have a mortgage offer in place at the point of reservation.
  • The reservation fee secures your home and takes the property off the market for a period of 28 days at which point you exchange contracts and pay your deposit, details of which are documented on your reservation paperwork. When contracts are qexchanged this means that you are legally bound to complete on the purchase and your solicitor will advise you accordingly.
  • Completion will either be a fixed date where the property is ready for occupation at the point of exchange. We will agree this with you, but it should not be any longer than 28 days from exchange. Where the property is not ready for occupation at the point of exchange then we will serve notice upon your Solicitor when it is ready and give you 10 working days notice to complete at that point. You should ensure your finances are such that you are ready to complete on notice.
  • On the completion day, once we have received the balance of the purchase monies, we will hand over your new home.
